How to Claim One of 4,888 New Affordable Houses

The Ministry of Lands, Public Works, Housing, and Urban Development has unveiled the sale of 4,888 affordable housing units under the Affordable Housing Programme, an initiative designed to bridge the housing deficit and promote homeownership among Kenyans across diverse income brackets.

These units, located in various counties, fall under three main categories—social housing units, affordable housing units, and affordable middle-class housing units—offering a wide array of options from studio apartments to three-bedroom homes, all tailored to suit different financial capabilities.

Under the social housing units, intended for individuals earning less than Ksh 20,000 monthly, prices start at Ksh 640,000 for a 20-square-metre (sqm) studio apartment, with a manageable monthly repayment of Ksh 3,900.

Other options in this category include a 30 sqm one-bedroom apartment priced at Ksh 960,000 with a monthly rate of Ksh 5,350 and a 40 sqm two-bedroom unit selling at Ksh 1,280,000 with monthly installments of Ksh 6,800.

This segment is part of the government’s slum upgrading programme aimed at eradicating informal settlements across the country.

The programme also provides deposit assistance to help lower-income earners cover initial down payments.

The affordable housing units, targeting mid-income earners with monthly incomes between Ksh 20,000 and Ksh 149,000, present more options, including studios, one-bedroom, two-bedroom, and three-bedroom apartments.

A 20 sqm studio in this category starts at Ksh 1,000,000 with a monthly repayment of Ksh 7,250, while a larger 28 sqm studio is priced at Ksh 1,400,000, requiring Ksh 10,119 monthly.

Similarly, a 30 sqm one-bedroom unit costs Ksh 1,500,000 with a Ksh 10,850 monthly repayment, while a 40 sqm two-bedroom apartment sells at Ksh 2,000,000 with a monthly rate of Ksh 14,450.

For higher-income earners, the affordable middle-class housing units offer more spacious designs with prices starting at Ksh 2,400,000 for a 40 sqm two-bedroom unit and a monthly rate of Ksh 21,160.

Three-bedroom units range in size and price, with options such as a 64 sqm unit priced at Ksh 3,840,000 and a monthly repayment of Ksh 33,856, and a 90 sqm unit selling at Ksh 5,400,000 with a monthly repayment of Ksh 47,610.

The housing units are located in counties such as Machakos, Murang’a, Kirinyaga, Laikipia, Nyandarua, Wajir, Isiolo, Kakamega, Vihiga, Migori, Bomet, Uasin Gishu, Nandi, Nakuru, Kiambu, Embu, and Nyandarua.

Among the notable developments, Thika Town Huduma Centre hosts 775 units, the largest number within the programme, offering studios, one-bedroom, two-bedroom, and three-bedroom apartments.

Other significant locations include Eldoret in Uasin Gishu County with 220 units under the Kapsuswa housing project and Machakos Town, which features 220 units comprising studio apartments, one-bedroom, and two-bedroom units.

The government has also announced that individuals displaced by site development under the Affordable Housing Programme will receive priority consideration during the allocation and purchase process.

This measure ensures fairness and supports those directly affected by housing developments.

How to Apply for the Affordable Housing Programme

Interested individuals can register and apply for the affordable housing units through several channels.

The primary platform is the Boma Yangu portal, accessible via www.bomayangu.go.ke, or by dialing *832#.

Registration can also be done at Huduma Centres nationwide.

To apply, follow these steps:

  1. Visit www.ecitizen.go.ke and sign in or create an eCitizen account.
  2. Navigate to the Boma Yangu tab and register to create a Boma Yangu account.
  3. Save for your home’s deposit by making regular payments into your Boma Yangu savings wallet.
  4. Use the portal to view available projects across the country and track your savings.
  5. Select your preferred unit, review the required deposit, and submit the necessary information for allocation.
  6. Partner banks or SACCOs listed on the platform will assess and pre-qualify you for an affordable home loan.
  7. Apply for your selected unit once the sales process is open and choose your preferred payment plan—either monthly installments or a one-off payment.
  8. Upon approval, sign the respective agreement and receive your keys to move into your new home.

For those on a monthly payment plan, payments must continue as per the agreement until full ownership documents are provided.

This announcement marks a significant milestone in the government’s commitment to providing accessible and affordable housing, with the monthly repayment rates conveniently covering both service charges and insurance.
